Housing Stock Condition Surveys 2024

We are dedicated to maintaining and improving your homes. We have appointed surveyors to conduct surveys in your area between July and December 2024. These surveys will help us ensure that the information we use to prioritise major replacements such as roofs, windows, kitchens, bathrooms, and heating systems is accurate and up to date.

If a surveyor visits your address and you are home, we kindly ask that you allow them to conduct the inspection if it is convenient for you. If you are not home when the surveyor visits, they will move on to another address in your area and leave a card with their contact details. The surveyors we have selected are Rand Associates, Wessex Technical Services, and Rapley’s.

What a Condition Survey involves

A Condition Survey will involve the following:

  • a surveyor will visit your home and record the condition of various items on a handheld electronic device
  • the survey will take up to 45 minutes to complete
  • access will be required to all rooms, including the loft and all external areas
  • your carpets will not be lifted, and your furniture will not need to be moved
  • for our records, photos will be taken, but no photos will be taken of any person. It can be difficult to avoid taking photos of personal belongings. If you have belongings, you do not wish to be photographed, can we please ask that you remove them before the survey or advise the surveyor upon arrival

Purpose of the survey

The reasons we are carrying out these surveys are:

  • to improve the information we hold on our properties
  • to help us plan and prioritise future repairs and improvement works, for example, bathroom and kitchen renewals

What we will do

We will:

  • keep to any agreed appointments and contact you if we need to rearrange, giving as much notice as possible
  • if you are not at home when the surveyor calls, we will drop a calling card through your door with the surveyors contact details so you can make an appointment on a date and time that suits you
  • we will attempt access to your home up to a maximum of three separate occasions. You are welcome to contact us to arrange an appointment on the appointment card left. You should however be aware that the survey may influence future repair works

What we require from you

You will need to:

  • allow access on an agreed date and time
  • give at least 48 HOURS notice if you wish to rearrange a survey appointment
  • allow the surveyor to undertake the survey without disruption; this will reduce the time required at your home

Feedback

During the survey the surveyor will not be able to provide feedback on when you are likely to receive a new kitchen, bathroom, or any other works.

Due to the volume of surveys being undertaken, we will not be providing you with feedback after the survey. You will be advised of any improvement works required to your home as part of our future programmes.

If you have any questions

If you need help with any other issues, for example requesting repairs, permission for alterations, or to discuss any other matters relating to your tenancy, please contact us on 01903 737827. The surveyor will not be able to discuss these matters with you when completing the survey.

All survey staff will carry personal identity cards with photographs  and Letters of Authority from Arun District Council. Please ask to see the letter if it is not shown to you. If you wish to verify the identity of your surveyor or have any queries, please contact us on 01903 737827.

Do not allow access to your home unless the authorised identification is shown
